Where to live

North coast or south coast: the difference, measured

Green pasture with scattered laurel trees below cloud-covered mountains at Fanal, Madeira

The short answer

Madeira’s south coast is measurably drier than its north, and the gap is large. In 2025 the driest Funchal station recorded under a third of the rain that fell at Santana on the north coast. Altitude compounds it: one Funchal parish ran nearly four degrees cooler than the city’s own seafront in the same year.

The north is wetter than the south. That much is well known. How much wetter, measured at which station, in which year and by whom, generally is not — and that is the gap this page exists to close.

The regional statistics office measures rainfall, temperature, wind and sunshine at stations across both coasts and publishes the series. Below is what those stations recorded, what the long-run study behind them says, and the handful of places where the rule breaks. Every figure links to the body that published it and the date it was read.

One year, four stations, and the whole argument

In 2025 the Funchal/Lido station on the south coast recorded 348.5 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 of rain. Funchal/Observatório, a little above it, recorded 669.7 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026. Santana, on the north coast, recorded 1,228.4 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026. Chão do Areeiro, up in the mountains, recorded 2,825.7 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026.

That is a single year, measured by one authority, published in one table. The driest inhabited south-coast station took under a third of what fell on the main north-coast town, and roughly an eighth of what fell on the high ground between them. No brochure prints that comparison, because it is not a flattering way to describe an island — and it is the most useful sentence a buyer can be handed.

The long-run record says the same thing

A single year could be a fluke. It is not. The regional water-resources study, published on the regional government’s geodiversity portal, sets out the structure: rainfall rises with altitude, rapidly up to about about 600 m, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026, more slowly between there and about about 1,600 m, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026, and roughly flat above that. And at the same elevation, the north slope gets more than the south.

On the long-run averages the island’s lowest rainfall is on the low southern coast — 513 mm, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026 at Funchal and 583 mm, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026 at Lugar de Baixo — against a maximum of 2,966.5 mm, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026 at Bica da Cana, at 1,560 m, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026 on the plateau. The mean for the island as a whole is 1,636 mm, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026. So the wettest measured point takes nearly six times the rainfall of the driest, and roughly twice the island average.

Altitude does as much work as aspect

The cleanest demonstration is not a north-south pair at all. It is two stations inside Funchal municipality. In 2025 Monte, at roughly about 580 m, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026, recorded a mean annual air temperature of 16.6 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026. Funchal/Lido, on the seafront of the same municipality, recorded 20.4 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026. That is nearly four degrees, in one municipality, in one year.

Extend the range and it keeps going. Lugar de Baixo, at sea level near Ponta do Sol, recorded 20.9 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 — the warmest station reading in the region — while Chão do Areeiro recorded 10.7 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026. Between the warmest and coldest published stations on this island there is a gap of about ten degrees, and the distance between them is a short drive.

Why the cloud sits where it does

Madeira’s persistent trade-wind cloud layer normally sits between 600–800 m, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026 and about about 1,600 m, source: Governo Regional da Madeira (portal da geodiversidade), read August 26, 2026 in winter, and descends lower in summer. That band produces precipitação oculta — fog drip — as well as rain, and it is the reason villages above roughly five or six hundred metres are materially cloudier and cooler than the coast directly beneath them. Monte is the parish where that effect is easiest to see, because the comparison station is four kilometres away and about six hundred metres lower.

How often it rains matters more than how much

Annual totals hide the thing that actually decides whether a person enjoys living somewhere. In 2024 Santana recorded 140, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 days without any precipitation — the fewest of any Madeiran station — and 129, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 days with a millimetre or more, the most of any station.

Those two numbers describe a different daily experience from a rainfall total. A place can take its annual rain in a few violent weeks and be dry the rest of the year, or it can drizzle. Santana drizzles.

Three exceptions that stop this being a rule of thumb

Porto Moniz is on the north coast and is one of the mildest places on the island

In 2025 the Porto Moniz station recorded a mean annual air temperature of 20.5 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 — above Santana’s 16.2 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 on the same coast, and close to Funchal. It also has the smallest recorded gap between mean maximum and mean minimum temperature of any Madeiran station, 4.0 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026, over the two decades to 2019. The explanation is altitude, not aspect: the station is at sea level, and Santana’s sits several hundred metres up. Rainfall still follows the rule — 845.7 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 in 2025, well above the south coast. The full record for Porto Moniz sets both out.

The eastern tip is drier than most of the south

Caniçal, on the east coast, recorded 385.8 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 in 2024, one of the two driest station totals on the island that year alongside Funchal/Lido at 296.2 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026. It also recorded the highest mean wind of any station on Madeira island in 2025, 19.9 km/h, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026. Dry does not mean sheltered.

The sunniest measured station is not in Funchal

Santa Catarina/Aeroporto recorded 2,388.0 hours, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 of sunshine in 2025 against 2,304.1 hours, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 at Funchal/Observatório. It also recorded 16.9 km/h, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 of mean wind against 5.7 km/h, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 at Funchal — roughly three times as much, on the same coast. Sunshine and shelter are separate variables here and they do not move together.

What the rain has done to the north

The demographic map follows the weather map almost exactly, and it is not subtle. Santana lost −15.1%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 of its population between the 2011 and 2021 censuses and São Vicente −15.0%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 — the two steepest falls in the region — while Santa Cruz on the south coast lost −1.9%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026, the shallowest.

Density says it again. Funchal was the densest municipality at 1,387.7 per km², source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026; Porto Moniz, São Vicente and Santana were the least dense at 30.4 per km², source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026, 61.7 per km², source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 and 68.6 per km², source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026. Vacant dwellings in Santana grew +80.6%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 across the census decade, the steepest increase in the region.

And age. The youngest parishes in the region were Câmara de Lobos at 39.5 years, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 and Caniço at 39.8 years, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026, both on the south coast. The oldest were Ribeira da Janela at 55.2 years, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 and Ilha at 56.3 years, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026, both in the north. The regional mean was 44.4 years, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026. None of that is a forecast about property, and this site does not make forecasts — but it is the published context a north-coast purchase happens in.

What the south pays for the sunshine

The trade runs both ways, and the south-coast bill is crowding. Funchal is the densest municipality in the region and holds 59.5%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 of the region’s buildings with three or more dwellings — so outside the capital, apartment stock thins out quickly.

Parking is the everyday version of the same problem. Only two Madeiran municipalities had fewer than half their dwellings with a parking space at the 2021 census: Câmara de Lobos at 46.8%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 and Porto Moniz at 48.8%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026. One of those is the second-densest place on the south coast; the other is the emptiest municipality in the region. Crowding and remoteness produce the same symptom for opposite reasons.

What the difference costs in drive time

The tunnels changed the north coast from a day away to under an hour, and the modelled drives make the shape of that clear. From Funchal it is 38 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to São Vicente, 42 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to Santana and 58 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to Porto Moniz. On the south coast it is 13 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to Câmara de Lobos and 14 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to Caniço.

Every one of those is a routing-engine output at free-flow speed over OpenStreetMap data. There is no traffic in it, no roadworks, no fog on the pass and no bus to sit behind. They are floors, not journeys, and the gap between the model and the reality is wider on the north coast than on the south. The hospital, the airport and both international schools are on the south side of the ridge, so for some households the drive is the whole decision.

What could not be measured, and is not claimed here

Four gaps, stated rather than filled.

Sunshine per town does not exist. Only three stations in the archipelago publish insolation: Funchal/Observatório, Porto Santo/Aeroporto and Santa Catarina/Aeroporto. Ponta do Sol’s municipality claims it is the concelho with the most hours of sunshine; Visit Madeira hedges the same claim. Neither cites a measurement, and there is no station in that municipality, so the claim cannot be tested and is not repeated here. What the nearby Lugar de Baixo station does verifiably record is the region’s highest mean annual air temperature — a different claim, and one that holds.

São Vicente’s rainfall record has a hole in it. The station has large gaps and no annual total is published for it after 2021. The last complete year gave 1,377.9 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 against 861.8 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 at Funchal/Observatório. That is four years old, and this page will not interpolate the missing years.

Some stations do not represent the place nearest them. Ponta de São Jorge, the nearest published station to Porto da Cruz, recorded a 2024 total below several south-coast stations, which the north coast is not. Where a station contradicts the structural rule, the sensible reading is that the station is unrepresentative rather than that the rule failed.

There are no prices on this page. The research behind this section dropped every property price figure for want of a named, dated source. A price per square metre with nothing behind it would undo everything else here.

How to use all of this

The practical order is coast, then school, then town — the reasoning for that sequence is set out in the guide to narrowing the map. This page settles the first of those three.

After that, the town comparison puts every place beside the coast it faces, its elevation, what is actually in it and a sentence about who it does not suit. And because the hospital question follows the coast question everywhere on this island, how the regional health service is arranged is worth reading in the same sitting.

One last thing that no table can carry: anyone who has only seen Madeira in August has seen one half of the year.

Questions people actually ask

How much more does it rain on the north coast of Madeira?
Is the north coast colder than the south?

Altitude decides that more than aspect does. Porto Moniz, on the north coast at sea level, recorded 20.5 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 in 2025 — above Santana’s 16.2 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 on the same coast, because Santana’s station sits several hundred metres higher. The sharpest contrast on the island is vertical, not horizontal: 16.6 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 at Monte against 20.4 °C, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 at Funchal/Lido, inside the same municipality.

Is Funchal always sunny?

It is the driest inhabited part of the island, at 348.5 mm, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 in 2025 at the Lido station, but it is not the sunniest measured. Santa Catarina/Aeroporto recorded 2,388.0 hours, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 of sunshine in 2025 against 2,304.1 hours, source: DREM — Direção Regional de Estatística da Madeira, read August 26, 2026 at Funchal/Observatório. Only three stations in the archipelago publish sunshine hours at all, so no town-by-town sunshine ranking exists.

Which coast is cheaper to buy on?

This site publishes no property price figures, north or south, because the research behind it found no named, dated price source worth standing behind. What is published is context: Santana lost −15.1%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026 of its population across the census decade and its vacant dwellings grew +80.6%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026, while Santa Cruz on the south coast lost −1.9%, source: DREM — Direção Regional de Estatística da Madeira, 2021, read August 26, 2026. Those are facts about population, not predictions about price.

Has the tunnel made the north coast commutable?

On the model, the north coast is now well under an hour from Funchal: 38 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to São Vicente and 42 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to Santana, against 13 minutes, source: OSRM over OpenStreetMap data, read August 26, 2026 to Câmara de Lobos on the south. Those are routing-engine outputs at free-flow speed with no traffic and no weather in them. The hospital, the airport and both international schools remain on the south side of the ridge.
